Capacite Infraprojects wins Rs 741 crore Mahindra Lifespace order for two Mumbai towers

A Rs 741 crore letter of intent for two Mumbai residential towers will not make the front page next to a highway sanction, but for anyone running concrete plant in the MMR it is the more useful number. Capacit’e Infraprojects has been picked for the core and shell work on Mahindra Lifespace Developers’ Mahindra Rainforest at Kanjurmarg and Mahindra Beacon Hill at Mahalaxmi. That is a structural package, and structural packages are where machine hours get spent.

What Capacit’e announced

The company said on 27 August that it had received the letter of intent covering both projects. EquityPandit and the Capital Market wire carried by Business Standard reported the same figure and the same two sites the same morning, and the company’s own announcement to shareholders states the value as approximately Rs 741 crore. Beyond the value, the client and the two project names, nothing else was disclosed. There is no duration, no start date and no per-tower breakdown.

What does a core and shell package actually buy?

Start with the qualifying word. This is a letter of intent, not a signed work order, so mobilisation follows the contract rather than the announcement. And core and shell means the structural frame and the building envelope. Fit-out, interiors and the bulk of the services scope sit outside it. So almost all of this money lands in the concrete train.

Read that as a fleet list. Tower cranes on both towers for the full build cycle, a batching plant or a committed ready-mix line, boom placers and line pumps at the deck, transit mixers shuttling to site, and passenger-and-material hoists once the frame climbs. Earthmoving is the short part: basement excavation with 20 to 22 tonne excavators, breaker attachments wherever Mumbai basalt turns up, and a backhoe loader on the service trenches. Front-loaded, a few months, then gone.

Site geometry picks the machine class here, not the budget. Mahalaxmi is a tight South Mumbai plot with effectively no laydown area, which caps machine size and pushes deliveries into night windows. Kanjurmarg, in the eastern suburbs, is the easier of the two to feed. The calendar matters as much: Mumbai’s monsoon runs to roughly the end of September, so slab pours and crane erection realistically find their rhythm from October. Anyone quoting this work should be pricing an October ramp, not a September one.

Our take: two towers, one client, one city is the shape of order that keeps a Maharashtra fleet busy without paying to move it, and that is worth more to a mid-size owner than a larger job spread across three states. The caution is that core and shell packages get value-engineered between letter of intent and contract, and with no split disclosed nobody outside the two companies can yet size either tower on its own.
