Kirby India Breaks Ground on Fourth PEB Plant in Tamil Nadu

Kirby India broke ground at Manapparai, near Trichy, on 7 September for its fourth pre-engineered building plant. Two things in that announcement matter to an equipment buyer in Tamil Nadu: a 33.2-acre industrial site that has to be built and running by the middle of next year, and a third more national PEB capacity landing just as the state’s warehouse and factory pipeline fills out.

What Kirby announced

Kirby Building Systems and Structures India, part of Kuwait’s Alghanim Industries, said the ceremony was attended by executive chairman Kutayba Y. Alghanim, Kirby International chief executive Waleed K. Alghanim and Kirby India managing director P V Mohan. The company has been operating in India for more than 26 years. Its statement, carried by The Manufacturing Frontier, puts the new plant at 100,000 MT a year and total India capacity at 400,000 MT once it runs. Construction World reported in November 2024 that Kirby’s three existing plants, at Halol in Gujarat, Hyderabad and Haridwar, each stand at 100,000 MT, which is what the 300,000 MT base rests on.

What does this mean for equipment buyers?

Start with the calendar, because it is the tightest number in the release. Breaking ground in early September against a mid-2027 production target gives roughly nine months to level 33.2 acres, cast foundations and get a fabrication shop closed in. In central Tamil Nadu that window runs straight through the north-east monsoon. A programme that compressed is hired, not bought: expect excavators and tippers on short mobilisations rather than a contractor buying iron for it.

The fleet is also not the one people assume. A PEB factory is itself a steel shed, so the erection is crane-led and quick. The slow, machine-heavy part is underneath it. A plant that will move 100,000 tonnes of steel a year needs hardstand and internal roads built for loaded trailers, which is sustained compaction work, plus a heavy floor slab that keeps a batching and transit mixer train busy for months. Utility trenching and pad footings across a site that size are backhoe loader hours, and the steel goes up on mobile cranes.

Then the downstream signal, which outlasts the build. Kirby already serves the south from Hyderabad, so Manapparai is not its first southern site; it is a second one, roughly 300 km closer to the Trichy, Coimbatore and Madurai industrial belt. Freight on structural steel is a real share of a shed’s delivered cost, and cutting the haul makes PEB more competitive against site-fabricated steel on mid-size jobs. Every one of those sheds sits on a compacted pad someone has to build.

Our take: the plant construction is a nine-month hire opportunity for one contractor, and worth chasing if you run compaction and concrete plant near Trichy. The bigger prize is the pad-and-approach work that follows an extra 100,000 MT of shed capacity into the state. We would not read the capacity number as demand already booked; it is a supplier betting on a pipeline, not a pipeline that exists.
