Rishikesh Guest House Tender: UIIDB Puts the PWD Site Up for PPP Redevelopment

Uttarakhand is handing an old government guest house in Rishikesh to a private developer to rebuild and run, and the Rishikesh guest house tender closes at 3:00 PM on 7 November 2026.

A public site, a private build

The Uttarakhand Investment and Infrastructure Development Board has invited bids for redevelopment of the Rishikesh PWD guest house in PPP, reference 292/79/HPR/UIIDB/2026-27 Rishikesh. The portal classifies it under building works and lists the form of contract as PPP, BoT and ToT.

In practice the winner pays for the asset, demolishes or strips what is there, builds the new one and earns from running it. The construction scope is a normal hospitality build on a constrained river-town plot, with the commercial risk sitting on the bidder rather than the state.

No published value, so read the EMD

The portal shows no tender value and no work period. The EMD is ₹2,00,00,000 and the fee is ₹11,800, which points to a project of roughly ₹100 crore if the deposit is the usual 2 per cent. Treat that as a guide and nothing more. Bids open at 4:00 PM on 7 November, an hour after they close.

Demolition first, then a tight site

Hill town access rules out the biggest machines, so medium-class equipment in good condition earns better here than size.
