RMZ has handed Tata Projects a Rs 670.24 crore contract to build RMZ Infinity, a four-tower commercial campus in Porur, Chennai. For anyone who owns or hires machines in Tamil Nadu, the interesting number is not the tower count. It is the twelve basement levels sitting under them, because that is where the equipment money on this job actually goes.
The developer said it has engaged Tata Projects to execute the primary civil works package at RMZ Infinity, with floor plates running from roughly 22,000 to 132,000 sq ft and the asset pitched at global capability centres. The building is pre-certified USGBC LEED Gold and is targeting WELL Gold. RMZ’s Thirumal Govindraj cited the contractor’s record on complex urban work; Tata Projects’ Barun Pal Chowdhury framed it as a coordination job across design, engineering and execution. The figures here come from the companies’ own statement, carried by the news agencies and the property trade press. Neither side put a schedule on the record.
Office towers get written up as concrete jobs, and eventually they are. But the first real phase on this site is subtractive. Three basements under each of four towers, on 16.4 acres, is a serious bulk-earthwork and shoring exercise before a single column goes up – excavators in the 20-30 tonne class working to a ramp, breakers where the strata turn hard, tippers running spoil out of a suburban site with restricted hours, dewatering sets, and compaction equipment on the backfill.
Then the job inverts. Once the raft is in, demand shifts to concrete plant and transit mixers, boom placers and static pumps, and climbing or fixed tower cranes that stay parked on site for the duration. That second phase is longer but far less machine-hungry per rupee, because most of the spend goes into formwork, rebar and labour.
Our take: the honest read for a hirer in Tamil Nadu is that the addressable window is early and short. A contractor of this size self-owns much of its tower crane and formwork stock, so the packages that reach the regional hire market are the earthwork, shoring and haulage at the front, plus odds and ends at the tail. Core and shell scope also caps the machine list at the structure – no interior fit-out plant is coming out of this contract. Chase the excavation sub-package, not the headline value.
