Lucknow Development Authority is putting ₹348.69 crore of group housing at Mill Road in Aishbagh out on EPC, and the Aishbagh group housing tender closes at 12:00 noon on 23 November 2026.
Seven plots stitched into one project
The authority has bundled plot numbers 68C, 68F, 68B, 68J, 68G, 68K and 68/6 at Mill Road, Aishbagh into a single design, engineering, procurement and construction package called Aishbagh Square. One contractor carries the design and the build, under reference 115/E-Tender/CE/2026-27.
Aishbagh sits in the older, tighter part of Lucknow. Seven adjoining plots in that belt means a constrained site with live roads on more than one side, so site layout and material storage decide how smoothly the first year goes.
A three-year commitment, with real money up front
The portal gives 1,095 days, so three years of work. EMD is ₹6,97,37,000, exactly 2 per cent of the ₹348,68,84,000 estimate, and exemption is not allowed. The tender fee is ₹59,000. Bids open at 3:00 PM on 24 November, a day after closing.
An EMD near ₹7 crore narrows the field to established building contractors with a bank behind them. If you run machines rather than bid, the subcontract packages are where the work is: piling, excavation, concrete supply and material haulage for three years. Lucknow has other building work live too, including a transit hostel at Police Lines and a 500 bed women’s hostel at Moradabad.
What a tight urban housing site needs
Foundation work on seven joined plots starts with bulk excavation and shoring. Excavators sized to fit the access, not the biggest you own, do the digging, and backhoe loaders handle trenches, service lines and the daily clearing. Concrete arrives by transit mixer because there is rarely room for a plant on site, and a crane or two run the vertical lift once the frames go up. Expect night haulage restrictions in that part of the city, which pushes tipper cycles into a narrower window.
