Ramky Infrastructure has signed a Rs 588.57 crore EPC contract with Rail Vikas Nigam (RVNL) to build 17 residential towers, a bungalow and a shopping complex in NMDC’s iron-ore township at Bacheli, Chhattisgarh. It is a building job, not a rail job. For owners of tower cranes, concrete pumps and transit mixers, it means 30 months of steady work deep in the Bastar mining belt.
The quick facts
- Winner: Ramky Infrastructure Ltd; client: Rail Vikas Nigam Ltd. Ramky filed the contract agreement with BSE under Regulation 30 on 24 October 2026 at 7:42 pm.
- Value: Rs 588.57 crore including GST (company-stated), on an EPC basis.
- Scope: 15 Type-III towers (stilt plus 10 floors, 600 flats), one Type-IV tower (40 flats), one Type-V tower (30 flats), a G+1 bungalow and a G+1 shopping complex with a cafeteria.
- Term: 30 months from the appointed date, then a 12-month defect liability period. No appointed date has been published.
What Ramky disclosed
Ramky’s BSE filing records a contract agreement with RVNL, and Business Upturn carried the scope, value and term from it the same evening. The company stated that no promoter or group company has an interest in RVNL, so this is not a related-party contract. The work sits inside a bigger NMDC programme. In February RVNL won three NMDC letters of award at Bacheli worth Rs 1,978.04 crore, upstox reported, and one of them, worth Rs 644.84 crore, covers residential towers and a shopping complex.
What it means for buyers
Start with the money shape. Strip the 18 percent GST and the contract is about Rs 499 crore, or roughly Rs 16.6 crore of work a month over 30 months. Spread over 670 flats plus the bungalow and the complex, that is around Rs 74 lakh of construction per flat, the rate of a full build with services rather than a shell.
The fleet is a concrete train, not an earthmoving spread. Stilt-plus-10 means parking sits at ground level, so the reported scope carries no basement dig. Foundations and plinths need 20-tonne class excavators and tippers for a few months. After that the job runs on tower cranes, a site batching plant, transit mixers and concrete pumps. Seventeen towers in 30 months means several towers rising at once, so crane count matters more than crane height. Eleven levels is well inside a mid-size crane’s reach.
Location changes the own-or-hire sum. Bacheli is a remote mining town in Dantewada district, far from the ready-mix and crane-hire depots of Raipur. Plant that goes in will likely stay for the full term, with spares, operators’ housing and diesel haulage priced into the rate. That favours contractors who own their concrete train, and it suits Chhattisgarh hire firms willing to commit machines on long leases.
Our take: Ramky’s scope matches the February Rs 644.84 crore award by description, but neither the filing nor the reports link the two, and the GST basis of the RVNL figure was never stated. Do not treat the gap between them as a margin. The two other Bacheli tower packages, worth Rs 796.80 crore and Rs 536.40 crore, have no public sub-contractor yet.
What to watch
- The appointed date, which starts the 30-month clock and the foundation work.
- Sub-contracts on RVNL’s two other NMDC tower packages at Bacheli.
- Whether Ramky sets up a site batching plant or relies on transit mixers from outside.
